Chris, Vista Square
Vista Square launched in June on a brand-new domain with no historic authority, no rankings, and no structured marketing activity beyond a live website.
Despite traffic during the initial launch phase, there were no booking conversions. The development had opened late summer and needed to fill rooms quickly, meaning visibility alone was not enough. A clear, commercially focused demand generation strategy was required.
The objective was simple but urgent: generate consistent booking enquiries for a new student accommodation development in Liverpool during peak occupancy season.
We implemented a structured, performance-led strategy designed to deliver immediate demand while building long-term visibility.
We launched highly targeted Google Ads campaigns focused on high-intent search terms related to student accommodation in Liverpool. The focus was strictly commercial. No awareness campaigns. No wasted spend. Just capturing students already searching.
While paid search created immediate traction, we simultaneously optimised the website to build sustainable organic (SEO) growth. This included:
The goal was to compound results rather than rely solely on paid traffic.
Traffic without structure does not create bookings. We refined messaging, improved calls to action, clarified apartment comparisons, and aligned content to user intent. This increased booking actions across both paid and organic channels.
Within three months:
By January, bookings reached 45 in a single month. Even with seasonal fluctuations, performance remained consistently strong, with February already tracking ahead of the early launch period.
The compounding effect of PPC, SEO, and on-site optimisation transformed a new website into a predictable booking engine.
